Today, Excelsior Properties stands as a reflection of its origins: a family-founded enterprise shaped by dedication, resilience, and vision. From its beginnings in Cincinnati to its enduring presence along the St. Lawrence River, the company continues to honor its founders’ legacy — investing not only in properties, but in the communities and experiences that make them meaningful.

In recent years, Excelsior Properties has expanded its footprint into Wisconsin, pursuing a series of thoughtfully selected development opportunities that reflect the firm’s core philosophy of disciplined investment and long-term value creation. These projects build upon Excelsior’s legacy of identifying underutilized assets and transforming them into high-quality residential and mixed-use environments. With a focus on strategic locations, community integration, and enduring design, our Wisconsin developments represent the next chapter in our growth — extending the principles established by our founders into new markets while maintaining the same commitment to excellence, stewardship, and generational value.

In the years that followed, that vision evolved into action. Ajay designed and built 1007 Paradrome Street between 2001 and 2002, transforming opportunity into tangible growth. Through AK Property Management, the firm undertook extensive remodeling and upgrades, ultimately converting 1009 Paradrome into a condominium. Additional acquisitions, including 990–988 Hatch Street, further demonstrated Excelsior’s commitment to revitalization and restoring value through disciplined investment before successfully exiting the property in 2020.

At the heart of Excelsior’s story are the remarkable journeys of Dr. Aranjyothi Kotha and Dr. Vijayasimha Kotha, who immigrated to the United States in the 1960s from Andhra Pradesh. They settled in Ogdensburg in 1972, where they became pillars of care and compassion in Northern New York. Beyond their distinguished medical careers, they cultivated a legacy of investment and restoration. In 1976, they acquired a historic riverfront home, once a governor’s retreat, along the St. Lawrence River, and in 1980 expanded its potential by building and remodeling two waterfront cabins.

From an early age, Ajay played a role in this family enterprise — showing cabins to prospective tenants and managing leases. He gained firsthand experience in both property management and customer care. Over the past decade, he has carried that legacy forward, leading the thoughtful restoration of these historic and waterfront properties and bringing them to life for a new generation of guests through modern rental platforms.

In 2012, stewardship of Excelsior Properties passed fully to Ajay Kotha and Amy Kotha, marking a new chapter defined by continuity and growth. Building on the foundation laid by his parents, they have expanded operations, elevated property standards, and deepened the firm’s commitment to long-term value creation. In January 2025, Excelsior welcomed Joe Mannino as a partner, further strengthening the company’s leadership and positioning it for the future.
